Guaranteed income and exclusive terms

We propose the full purchase of the usage rights for your property during the high season, ensuring its profitability regardless of the occupancy rate.

  • Period: Covering the high season, from April 1st to September 30th.

  • Payment: The total agreed amount is paid to the owner in full upon signing the contract.

  • Usage: The owner may not use the property during the contract's effective period.

This is our base service, ideal for owners who prefer to maintain operational control of the property but are looking for our expertise and strategy to maximize visibility and bookings.

  2. Booking acquisition and management: Full calendar management, guest communication, and processing of reservation requests.

  5. Legal compliance (SEF): Service for submitting guest information forms (boletins de informação) to the competent authorities.


Owner responsibilities (In this package):

Under this model, the owner assumes the operational and financial management of the accommodation.

  • Revenue: Full payment for reservations is made directly to the owner.

  • Operations: Organization and coordination of check-in/check-out, cleaning, laundry, and maintenance.

  • Financials: Responsibility for issuing the invoice to the final customer and paying the commissions owed to the booking portals.


Commission terms:

  • The 10% commission is calculated on the base invoice value (before taxes) of the reservation.

  • The commission invoice is issued monthly to the owner, covering reservations that were completed (i.e., whose check-ins occurred) in the previous month.

    Income predictability (fixed price per booking)

    Following an in-depth market analysis of your property, we propose a fixed price table per night or per booking. This model ensures the owner receives a pre-determined amount from ALGARTUR for each stay, regardless of the final sale price to the guest.

    • Payments: The owner receives the value corresponding to the confirmed bookings (check-ins completed) via monthly payment.

    • Transparency: Access to an online platform with the status of all reservations, expenses, and additional notes.
