The Local Accommodation license is mandatory in Portugal, without it you will not be able to carry out the activity of Local Accommodation for holidays.

We handle the entire licensing process for you, without having to worry about bureaucracy.

We provide general consulting services for short-term rentals.

By doing so, we aim to increase the profitability of your property and deliver results in the short term.

 

In this modality, a market study is conducted on the property to propose to the owner the full payment for the use of said property between the period of April 1st and September 30th.


  1. Publication of the property on accommodation portals.
  2. Check-in / Check-out services.
  3. Reservation management.
  4. Property marketing / promotion campaigns.
  5. Property report (including any anomalies that may arise in the property with technical details; water, electricity, gas readings; property inspection and existing equipment).
  6. Monitoring of the stay, before, during, and after the guest's departure.
  7. Provision of accommodation linens, specific for the hotel industry (bed sheets, pillowcases, duvet covers, face towels, bath towels, bathrobes, as well as tablecloths and kitchen towels).
  8. Property cleaning services, with a wide range of services, including mattress and sofa cleaning, air-conditioning cleaning, among others.
  9. Laundry services.
  10. Maintenance services with ALGARTUR's own team, offering immediate maintenance and partnerships with external companies, ensuring assistance within 24-48 hours.
  11. Photographic coverage of the property.
  12. SEF (Foreigners and Borders Service) guest information form submission.
  13. Transfer services with pick-up/drop-off of guests at Faro, Lisbon, and Seville airports.
  14. Other external services in partnership for our guests (relaxation massage services at the property, car rentals, boats, jet skis, and bicycles).
  15. Amenities/personal hygiene in partnership with RITUALS.


*Applies only to properties with a private or shared pool.

*Full payment to the owner upon signing the contract.

*The owner cannot use the property during the contract period.

 

In this basic contract modality, we have the following services to offer you.


  1. Property listing on accommodation portals.

  2. Booking management.

  3. Marketing / Property promotion campaigns.

  4. Property photography.

  5. SEF (Foreigners and Borders Service) guest information bulletin submission.


In this modality, the total payment for the reservation is made directly between the guest and the owner, who is also responsible for organizing check-in/check-out, cleaning, laundry, maintenance, portal commission payments, and issuing the invoice to the final customer.

  • The commission is calculated based on the invoice amount + VAT.
  • The commission is invoiced to the owner monthly, for the reservations completed in the previous month.
 

We take our commitment to the owner very seriously. Our payments to the owner are made monthly, without having to wait for the end of the summer season.

In this modality, a market study is carried out on the property, in which a fixed price table will be proposed to the owner, indicating the prices paid by ALGARTUR to the owner for each confirmed reservation.

  7. Provision of accommodation linen, specific white linens for the hotel industry (bed sheets, pillowcases, duvet covers, face towels, bath towels, bathrobes, tablecloth, and kitchen towels).
  8. Property cleaning services, with a wide range of services, including mattress and sofa cleaning, air conditioning cleaning, among others.
  9. Laundry services.
  10. Maintenance services with ALGARTUR's own team for immediate maintenance, and partnerships with external companies with guaranteed assistance within 24/48 hours.
  11. Monthly payments to the owner for confirmed reservations.
  12. Photographic coverage of the property.
  13. Owner's access link with the status of all reservations, expenses, and additional remarks.
  14. SEF (Foreigners and Borders Service) guest information bulletin submission.
  15. Transfer services with pick-up/drop-off of guests at Faro, Lisbon, and Seville Airports.
  16. Other external services in partnership for our guests (relaxation massage services on the property, car, boat, jet ski, and bicycle rentals).
  17. Amenities / Personal hygiene products in partnership with RITUALS.
